The rising cost of home renovations is prompting homeowners and renters to look for new ways to manage their budgets more effectively. Artificial intelligence (AI) is emerging as a practical solution, helping people avoid expensive mistakes, compare supplier prices, and make more informed design decisions before work begins.
Jeff Berzolla, Founder and CEO of Instant Roofer, explains that AI is “levelling the playing field” for everyday homeowners. “You don’t need a six-figure budget or a team of designers anymore,” he says.
“With the right tools, you can plan smarter, avoid design mistakes, and make choices that look great and save you money long-term.”
From roof replacements to kitchen makeovers, AI-powered solutions are now being used at every stage of the renovation process.
8 Key Areas Where AI Reduces Renovation Costs
Preventing costly design errors
AI-based design platforms, such as Planner 5D and RoomGPT, enable users to test layouts virtually before committing to a final plan. This allows them to identify potential space or fit issues early in the process.
In one case, a homeowner in Washington state used AI software called Digs to test the placement of a sports-court box in a 5,800-square-foot property. The software revealed it would not fit, preventing miscommunication with contractors and avoiding what could have been thousands of dollars in rework.
Accurate roofing estimates in minutes
AI is also being applied to roofing projects. Applications such as Instant Roofer use aerial imagery and extensive data points to produce precise measurements and material estimates without the need for physical inspections.
Traditional asphalt-shingle roof replacements typically cost between $4 and $11 per square foot, meaning a 2,000 sq ft roof can range from $9,000 to $22,000. By comparing AI-generated measurements with contractor bids, homeowners have reported saving around $2,500 on large-scale roofing projects.
“Roofing can quickly become one of the most expensive parts of a renovation, and also one of the easiest to overpay for,” says Berzolla. “With AI tools, homeowners get accurate measurements without climbing a ladder or relying on vague contractor estimates. It’s one of the fastest ways to shave thousands off your project cost, especially during peak summer demand.”
Identifying affordable alternatives
AI can recommend lower-cost materials that match the look and performance of premium options. For example, it might suggest quartz-look porcelain tiles instead of natural marble, delivering the same aesthetic at a fraction of the cost.
Choosing quartz-look porcelain over marble can save between $20 and $50 per square foot, translating to $1,000–$2,500 in savings for a standard kitchen countertop or backsplash. “
AI helps homeowners make smarter choices,” Berzolla notes. “It finds those hidden gems – materials that look high-end but won’t blow your budget.”
Streamlining and comparing contractor quotes
Platforms like Houzz Pro AI generate real-time estimates from multiple contractors using project details, 2D floor plans, or takeoffs. This automation reduces the time taken to prepare professional estimates, from several days to just minutes, and makes it easier to identify inflated pricing.
Industry feedback suggests that using AI tools to compare quotes can lead to savings of between 10% and 30%, equivalent to $2,000–$6,000 for a typical mid-size renovation.
Optimising layouts for efficiency
Layout decisions can have a major impact on renovation costs, particularly when plumbing or gas lines need to be moved. AI applications like Reimagine Home provide design recommendations that maintain existing utility placements wherever possible.
In one example, a homeowner saved approximately $2,500 by following an AI-generated kitchen plan that kept the sink and dishwasher in their original positions, avoiding the need for costly plumbing work.
“Small layout tweaks can make a huge difference in renovation costs,” says Berzolla. “By keeping plumbing and appliances where they are, you avoid expensive rerouting that can quickly max out your budget.”
Selecting the right colour first time
Paint colour selection is another area where AI is making a difference. Apps such as Sherwin-Williams’ ColorSnap Visualizer simulate how colours will look in different lighting conditions, reducing the risk of costly repainting.
Without this technology, homeowners may find themselves repainting entire rooms, an error that can cost up to $2,400 for a standard kitchen.
Avoiding unnecessary demolition
AI-powered inspection tools, including drones with defect-mapping capabilities, can highlight areas that genuinely require replacement, reducing waste and unnecessary labour.
For example, a 15-storey housing block was inspected using AI drones, producing a full defect map in 72 hours. This replaced weeks of scaffolding work and saved $12,000–$24,000 in inspection costs, while also preventing avoidable façade repairs.
Detecting energy inefficiencies before renovation
AI is also being used to improve energy efficiency in renovations. Platforms such as Ekotrope assess insulation, solar capacity, and other factors during the planning stage.
In the Green Key Village project, Ekotrope’s modelling allowed the developer to right-size solar arrays and insulation, avoiding overbuilt systems and saving tens of thousands of dollars.
“Energy efficiency is often an afterthought in renovations… until the bills start rolling in,” says Berzolla. “Catching inefficiencies before construction saves money and makes your home more comfortable long-term.”
A Smarter Way to Renovate
Berzolla points out that overspending in renovations is often due to a series of small, preventable decisions.
“Most people overspend on renovations not because of one major mistake, but through a buildup of small, preventable decisions. Common budget breakers include unnecessary layout changes, choosing high-end materials without exploring alternatives, and underestimating labour or delivery costs. Moving plumbing fixtures, selecting imported finishes, or misjudging timelines can each add thousands to the final bill.
AI helps prevent these issues by flagging costly decisions early, offering layout and material alternatives, and generating accurate, location-specific quotes. By bringing clarity and foresight to the process, AI allows homeowners to make informed choices and avoid the most common – and costly – renovation traps.”
